The investment programme to transform Old Kent Road is making huge progress. Here’s our update on some of the recent milestones you may have missed.
Redevelopment is happening the length and breadth of Old Kent Road including on the Tustin and Ledbury estates
Since 2018, planning permission has been granted for more than 8,300 new homes in the area and 2,256 are currently being built.
562 of the homes now under construction are for social rent. Around 400 others are for shared ownership and together they represent more than 40 per cent of all those currently being built in the area.
In total, 5,000 new homes for social rent are due to be built over the next 20 years.
Some of the biggest housing and mixed-use developments planned for Old Kent Road are already under construction and one major scheme, London Square is nearly complete.
In addition, two major estate rebuild projects will start on site at Tustin and Ledbury, later this year, delivering new energy efficient homes. This week, further consultations with local residents were held at Manor Grove on the Tustin estate and there will be more to follow.
Construction and traffic management
There are three major sites under construction just off Glengall Road:
The two mixed-use schemes are primarily housing and will deliver more than 40 per cent affordable housing as well as new workspace.

We are aware that construction vehicles have caused some nuisance along Glengall Road and we are working with the developers to ensure that vehicle movements are coordinated to reduce disruption as much as possible.

Construction at these sites will continue for at least two years. The contractors are required to keep to the terms of their respective Construction Management Plans and we can take enforcement action should these be breached.
Recent planning approvals
20 new council homes on the Astley Estate
This development on the Astley Estate, just off Old Kent Road, will be an eight-storey block and will replace the garages that are currently on the site. Planning permission was granted in January. Find out more
139 new homes from Pocket Living
Permission has been granted for two new Old Kent Road housing schemes one of which will be a 100 per cent social housing development. Find out more
44 new council homes on the Lindley estate
Permission has been granted to build 44 new council homes on the Lindley estate between Commercial Way and Peckham Park Road. All the new homes will be let at council rent levels and the scheme includes a new landscaped courtyard. Find out more
New student housing from Tribe
The council has approved a scheme by Tribe to build accommodation for 267 students. The development at 671-679 Old Kent Road (currently at KFC restaurant) also includes 257 sqm of retail/restaurant space at ground floor level and a new pocket park. Find out more
Other news
Folgate Estates
Consultation began this month on the former Folgates Estates site. The Victorian buildings on the site are part of Old Kent Road’s heritage but have sat empty for 40 years. The council wants these buildings to be refurbished and extended; creating space for educational, office and community facilities. The rest of the development will provide new housing. including new council homes, flexible workspaces and public spaces. Find out more
Bramcote Park
Local architecture collective, Assemble has won the competition to redesign Bramcote Park. Their winning concept is for “a park of two halves”, including a public square to the north and a ‘forest garden’ to the south. Find out more
Under the Bridge
Under the Bridge is a new public art project that’s about to take shape under the railway bridge on Old Kent Road. The project will transform part of the tunnel underneath the bridge into a “gallery” for a rotating exhibition of local art. We want you to get involved. Find out more
Design Code for Hatcham and Ilderton Roads
Southwark is producing design guidelines for development in the Hatcham and Ilderton Roads area. This is part of a Government funded pilot to help test the new National Model Design Code. Find out more
Peveril Garden Studios
A new arts space and public roof garden has opened at Bricklayers Arms. Commissioned by the council, the studios have been created by converting and refurbishing a 1960s building previously used for garages. Find out more
Community Review Panel
In 2020 the council created a new Community Review Panel, made up of local people, to comment on plans for future development in Old Kent Road. The panel has met roughly every six weeks and has already reviewed many schemes. Find out more
