Over 200 new homes approved for Old Kent Road

Planning permission has been granted for two new developments on Old Kent Road which will deliver 229 new homes.

The first scheme, on Rollins Street, will deliver 170 new homes while the other will create 59 new homes on Ilderton Road.

Together, the two schemes – both of which were given the green light by Southwark Council’s Planning Committee this week on 18 October – will deliver a total of 229 new homes for the Old Kent Road neighbourhood, at least 35 per cent of which will be affordable housing.

The larger scheme, at Ilderton Wharf on Rollins Street, is a mixed-use development that will replace the Jewson builders merchants currently located on the site. A new space for Jewson, which intends to return to the site (but which is also suitable for other industrial use) will be incorporated into the development.

The development is car-free and 40 per cent of the new homes will be affordable homes. It will also include two community play/amenity spaces for the use of all residents.

The second scheme will be built on the site of a garage/car-wash on Ilderton Road. This is also a car-free, mixed-use development and it will include 450sqm of commercial floorspace at ground level.

Over 35 per cent of the news homes on this site will be affordable homes.

Since 2018, planning permission has been granted for more than 8,300 new homes in the Old Kent Road area. And there are currently 1,775 homes under construction – 40 per cent of which are affordable homes.

In total, 20,000 high quality, new homes are due to be built in the Old Kent Road area as part of the regeneration programme. At least 35 per cent of these (around 7,000+) will be affordable homes including 5,000 at social rent.
