Green light for 369 new homes in Old Kent Road

Planning permission has been granted to build another 369 new homes in the Old Kent Road area. This includes 246 new homes for social rent.

Last week, Southwark Council’s planning committee gave approval for two schemes which, combined, will deliver 369 much-needed new homes for the borough.

Crimscott Street and Willow Walk

This is the next phase of the redevelopment of the Rich industrial estate, where 276 homes have already been built under the name London Square.

Planning permission has been granted to demolish the self storage facility that currently occupies the site and construct 183 new homes of which 60 would be for social rent (exceeding the council’s target of 35 per cent affordable).

This new permission adds an extra 53 homes to the number permitted for the site, bringing the total to 459 (276 of which have already been built).

The development comprises three buildings arranged in a ‘horse-shoe’ shape around a central courtyard providing external amenity space in addition to the new housing.

79-161 Ilderton Road 

The Ilderton Road scheme will deliver 186 new homes for social rent, many of which will be family-sized apartments, as well as a block of co-living units (studios).

The scheme, which is located close to Millwall FC’s stadium, The Den, also includes almost 400 sqm of new retail space and a new pocket park.

Delivery in Old Kent Road

Since 2018, permission has been granted to build 9,500 new homes in the Old Kent Road area.

More than 3,300 of these new homes have already been built (or are under construction). Over half of the new homes consented are affordable housing and more than 1,000 are homes for social rent.

The two schemes approved last week will add another 369 to this total.
