Southwark Council has celebrated a major milestone in the renewal of the Tustin estate on Old Kent Road, one of its largest council house-building projects.

Tustin estate phase 1
Overall the renewal of Tustin will provide 690 new homes, including 453 new council homes.

Phase 1 of work on the estate is now complete. It provides 162 high quality, new council homes for local residents and the first tenants have already started to move in.

The new homes are the first to be finished as part of the wider estate renewal, which has residents at its heart. The renewal was supported by residents in a ballot (with 86.6% approval from those who voted) and follows on from the refurbishment of three towers on the estate. Residents were also heavily involved in the designs of the new homes, and chose the names of the new buildings as well as the colour palettes used in the homes.

The renewal is providing larger, modern, energy efficient homes, new green spaces, improved public areas and better connections across the estate. The new blocks are connected to the SELCHP heat network, which means they no longer need to rely on gas and should have lower and more stable bills.

The new and refurbished homes have been built with air source heat pumps meaning they are much more green and energy efficient. There are also new electric vehicle charging points across the estate.

Coming soon

Work continues across the estate on future phases of the development, which will provide more new council homes, community facilities and improved outdoor areas.

Overall, the renewal of Tustin will provide 690 new homes, including 453 new council homes, 17 homes for leaseholders and 220 private sale homes to help fund the development.

Southwark is one of the largest local authority home builders in the country, with over 3,000 council homes either completed or under construction across the borough.
