The plan for Old Kent Road will deliver 20,000 new homes and 10,000 jobs in the area

At its meeting today, the Cabinet agreed that the latest version of the Old Kent Road Area Action Plan (AAP) is ready for consideration at Council Assembly.

Thousands of local people and businesses have fed back on different versions of the plan since the council began consulting in 2016 – all helping to inform the final submission version.

The plan includes proposals to deliver:

  • the Bakerloo line extension
  • 20,000 homes, of which at least 7,000 will be affordable
  • 10,000 new jobs

If approved at Council Assembly, the AAP will undergo a further six-week period of consultation. Subject to there being no further significant changes, this version will then undergo an Examination in Public by the Secretary of State’s Planning Inspectors in summer 2025.

New homes

Since 2018, Southwark Council has granted planning permission for 9,500 new homes to be built in the Old Kent Road area. On average, 1,500 new homes have been approved each year, making Old Kent Road London’s busiest Opportunity Area for new housing.

Over 3,000 homes have already been built, are under construction or about to start on site. More than half of these are affordable homes and nearly a third (30 per cent) are for social rent.
