253 new homes for Old Kent Road

Two schemes were approved by Southwark Council’s planning committee yesterday that will deliver a new hotel and more than 250 new homes for Old Kent Road, at least 35 per cent of which will be affordable housing.

The first scheme, at 227-255 Ilderton Road, will deliver 253 new homes, 35.5 per cent of which will be affordable homes, mostly for social rent.

This mixed-use scheme also includes a play area for children, a large open public space and more than 3,000 sqm of industrial workspace that could accommodate a wide range of uses and provide space for many new jobs.

The second scheme is for a 200 room hotel at 221 New Kent Road.

Located near to the Esso petrol station, this nine-storey development also includes co-working space for makers and those in the creative industries, alongside a cafe and bar.

It’s anticipated that the hotel will create work for around 70 employees and that the workspace will provide room for more than 100 workers.

Since 2015, planning permission has been granted for more than 7,000 new homes in the Old Kent Road area, including more than 2,000 affordable homes. And the regeneration is expected to create 10,000 new jobs, overall.

In total, 20,000 high quality, new homes are due to be built in the area, 35 per cent of which (around 7,000) will be affordable including 5,000 at social rent.
